According to the Consumer Protection Acta seller has the right to cancel a mandate provided he has give the agent 20 business days notice. Essentially the onus is one the agent to earn the right to continue marketing a property. Sellers are protected, and rightly so. Mandates are about service to a seller and effectively managing expectations. No seller should be tied into a contract whereby he is negatively impacted through poor performing agents
